Chimney Inspection

Chimney Inspection in Burnsville & the Twin Cities

A chimney can look fine from the yard and still have a cracked liner, a failing crown or gaps that let heat reach the wood framing of your house. An inspection finds those problems while they are still small and inexpensive to fix.

We inspect to NFPA 211, the national standard for chimneys, fireplaces and vents. You get photos of everything we see, a plain-English explanation of what is urgent and what can wait, and a written price for any repair before work starts.

Signs you need chimney inspection

  • You are buying or selling a home
  • You have not used the fireplace in a while
  • You had a chimney fire, a storm or a lightning strike
  • You are switching fuel type or adding an insert
  • You see water stains, rust or crumbling brick
  • It has been a year since the last inspection

What's included

  • Level 1, 2 & 3 chimney inspections
  • Video camera flue inspections
  • Real estate & home sale inspections
  • Chimney safety & draft evaluations
  • Chimney leak & fire damage inspections
  • Gas line & venting safety inspections

How it works

You call or send the form, we confirm a day and arrival window, the crew does the work and photographs everything, and we walk you through what we found and what it costs. No surprises, and a written price before any repair.

Inspection finding

Cracked flue liner

The clay tiles inside this flue had cracked and pulled apart. Heat and gases can escape through the gaps into the framing of the house, so a liner like this needs to be replaced before the next fire.

Inspection finding

Moss, algae and a rusted cap

Moss holds water against the brick, and every freeze pushes the faces apart. The cap had rusted through too. We recommend cleaning, sealing and a new cap.

Inspection finding

Missing brick near the top

Several bricks under the crown had broken off, leaving open holes for water. This is fixed with brick replacement and tuckpointing.

Work in progress

Rebuilding the top

We took the damaged top courses down to the flue tiles, then rebuilt with new brick, mortar and flashing.

Work in progress

Down to solid brick

On this rebuild we removed loose brick down to solid masonry and protected the clay flue liner before laying new brick.

Completed

New crown and caps

A finished chimney with a new crown poured across the top and new caps on both flues to keep out rain, animals and debris.

FAQ

Chimney Inspection: common questions

Have a question that isn't here? Send it with the form below.

What is the difference between a Level 1, 2 and 3 inspection?

Level 1 covers the parts you can see and reach. Level 2 adds a camera scan of the inside of the flue and is recommended for home sales, fuel changes or after a chimney fire. Level 3 is used when a serious hidden problem is suspected and may require removing parts of the structure to see inside.

Do I need a chimney inspection when buying a house?

Yes, a Level 2 inspection is the standard recommendation when a property changes hands. Problems with liners and crowns are common and can be expensive.

How long does a chimney inspection take?

Most Level 1 inspections take under an hour. A Level 2 inspection with a camera scan usually takes one to two hours.
